Uncompromising Duty

We represent you, and only you.

As a real estate agency, Acropolis Real Estate has a network that gives you access to the most beautiful apartments in Paris, the Paris region, the French Riviera, and Luxembourg, including off-market properties.

We identify your needs, and a qualified professional will select properties that match your requirements, welcome you, and guide you through the process, with fees from 2% of the purchase price agreed upfront.

RESIDENTIAL: we can offer you any type of apartment, from a two-room flat to a private mansion, ranging from €500,000 to €50 million, at no additional cost compared to a local real estate agent, and by managing the entire sales process from start to finish (notary, lawyers, translators).

HOTELS: we can offer you any type of hotel, from a boutique hotel in Paris to 5-star hotels in European capitals or on Greek islands.

OUR ADDED VALUE: beyond traditional real estate, we are also experts in furnished rental property investment (LMNP - Non-Professional Furnished Rental), a tax framework that can make rental income highly efficient, depending on your situation. Bilingual Legal Support

Support for Chinese Clients

We offer tailored and highly specialized support for our Chinese friends and investors throughout the entire process of acquiring real estate or obtaining residency permits in Europe. From confidential property selection to rigorous coordination with law firms and notaries experienced in legal, cultural, and translation requirements.

We master the entire notarial process through our Franco-Chinese friend & partner based in Paris and Shanghai. For 13 years, our partner has been selling new and existing properties to Chinese clients in Paris, the Île-de-France region, and on the French Riviera (primarily Cannes and Nice).

Our strengths: mastery of the processes, our real estate network, our market knowledge (30 years), and our understanding of the specific selection criteria of Chinese clients (orientation, Feng Shui, etc.).

Elite Chinese investors meeting in Paris office

As a luxury real estate buyer's agent in Europe, Acropolis Real Estate works for one party only: the purchaser. We search, analyse, negotiate and secure the acquisition on your behalf, from the first conversation to the signing at the notary's office, so that buying from abroad does not mean weeks of viewings or guesswork about local rules.

What a luxury real estate buyer's agent does

A traditional estate agency is instructed by the seller. Its job is to sell the properties on its books, at the best price for its client. A buyer's agent does the opposite. We sign a search agreement with you, define a precise brief (location, size, aspect, intended use, total budget, timing) and then canvass the whole market: public listings, partner agencies, notaries, wealth managers and owners who would rather not advertise.

In practice, we screen properties before you travel, view them on your behalf when it saves you time, benchmark every asking price against recent comparable sales and lead the negotiation. Our article on buyer's agents versus luxury estate agencies in Paris explains the difference in detail.

Four European markets, one method

Paris and Île-de-France

Haussmann apartments, private mansions and Left Bank pieds-à-terre: Paris remains the deepest prime residential market in continental Europe. According to notarial data (Notaires du Grand Paris and INSEE), the average price of an older apartment stood at around €9,600 per sq m in early 2026, with wide gaps between arrondissements and considerably higher levels for the finest addresses. See how we work as a Paris luxury property finder and how we approach off-market property in Paris.

The French Riviera

From Cannes to Menton, via Cap d'Antibes and Saint-Jean-Cap-Ferrat, many of the finest villas change hands discreetly. A French Riviera buyer's agent also checks what listings leave out: easements, planning rules, natural-hazard zones and the true condition of the building.

Luxembourg

Small and in high demand, the Grand Duchy attracts executives, finance professionals and international families. According to the Observatoire de l'Habitat, existing apartments sold for an average of around €7,700 per sq m nationally in 2025, and typically above €10,000 per sq m in Luxembourg City. Discover our service as a Luxembourg property finder.

Greece

Athens, Mykonos, Santorini and Crete combine second homes, rental income and a route to residency. We advise buyers applying for the Greece golden visa as well as investors considering hotel investment in Greece.

Our method in five steps

  1. Briefing: objectives, intended use, overall budget (including costs and works), timing, and tax questions to be confirmed with your advisers.
  2. Search and shortlist: public market and off-market networks, screening viewings, illustrated comparison files.
  3. Analysis: price against comparable sales, surveys, planning and co-ownership documents, works estimate.
  4. Negotiation and offer: pricing strategy, conditions precedent, signing timetable.
  5. Through to completion: coordination with the notary, lawyer, bank and translators where needed, until the keys are handed over.

Fees: from 2% of the purchase price

Our fees start from 2% of the purchase price (VAT included), with a minimum flat fee quoted according to the complexity of the search. They are set out in the search agreement before any work begins. Our guide to property finder fees in France explains what they cover.

Frequently asked questions

How does the off-market property market work?

Some of the finest properties sell without any public listing: sellers value discretion, and buyers avoid competing in an open sale. These properties circulate through notaries, family offices, wealth managers and agency networks. No official statistics measure this market. Learn more on our page about off-market property in Paris.

Do you work with international buyers, including from Asia?

Yes. For more than 25 years, Nicolas Milonas has advised investors between Europe, Asia and the Middle East. We coordinate the lawyers, notaries, tax advisers and banks a cross-border purchase requires: transfer of funds, document translation and choice of ownership structure.

Do you handle hotels and resorts?

Yes, for private investors and family offices: boutique hotels, resorts and hotel real estate, mainly in Greece. See our page on hotel investment in Greece.

Should I take a mortgage if I can pay cash?

Not necessarily, but it is often worth considering: a loan can preserve your liquidity, improve the return on the investment and, depending on the country, have tax advantages. The right answer depends on your overall wealth position and is decided with your bank and adviser; we can introduce you to lenders used to non-resident buyers.

What is the difference between a buyer's agent and an estate agent?

An estate agent is instructed and paid by the seller; a buyer's agent is instructed by the purchaser and defends only their interests. Rather than showing you one agency's stock, we search the whole market, including unlisted properties, and negotiate on your behalf.

Do I need to be in France or Greece to buy?

Not necessarily. Screening viewings can be carried out for you, with video and a detailed report. At signing, a notarised power of attorney usually allows you to sign remotely; your notary or lawyer will confirm the formalities for each country.

How long does a property search take?

It depends on the market, the rarity of what you are looking for and how flexible the brief is. A search typically takes from a few weeks to several months. We do not promise a deadline: we would rather wait for the right property than propose one that falls short.

Can you search in several countries at once?

Yes. Many clients compare, for instance, a Paris apartment with a villa in Greece, or a Luxembourg residence with a house on the Riviera. We then build a single comparison grid: price, acquisition costs, tax to be confirmed by your advisers, liquidity and intended use.

When are your fees payable?

Our fees, from 2% of the purchase price (VAT included) with a minimum flat fee on quotation, are defined in the search agreement signed at the outset. Payment terms are set out there before any work begins.

Can you sell my property?

No. We represent buyers only, which avoids any conflict of interest when we negotiate a price. We can, however, point you towards sales professionals if you need them.

Which languages do you work in?

Nicolas Milonas works in French, English and Greek. The team works in French, English and Mandarin, which makes dealings with notaries, lawyers and international families smoother.
